Metric Plumbing and Heating HVAC Maintenance Plan 

 

Purpose: 

To ensure optimal performance, energy efficiency, and longevity of HVAC systems while reducing the likelihood of breakdowns and costly repairs. 

 

Scope of the Plan: 

 

This maintenance plan is applicable to residential and commercial HVAC systems, including furnaces, air conditioners, heat pumps, and duct systems. 

 

Plan Tiers:

1. Basic Plan: Annual tune-up and inspection. 

2. Standard Plan: Biannual service (spring and fall). 

3. Premium Plan: Quarterly service with priority scheduling and discounts on repairs. 

 

Annual Maintenance Schedule: 

 

1. Spring (Cooling System Focus) 

• Inspect and clean air conditioner or heat pump coils. 

• Check and replace air filters. 

• Check refrigerant levels and inspect for leaks. 

• Test thermostat functionality and recalibrate if necessary. 

• Lubricate moving parts, such as fan motors and belts. 

• Inspect and clean condensate drain lines to prevent clogs. 

• Verify electrical connections and tighten if necessary. 

 

2. Fall (Heating System Focus) 

• Inspect and clean furnaces, burners, and heat exchangers. 

• Check pilot light and ignition systems. 

• Replace air filters. 

• Test thermostat functionality. 

• Check and clean ductwork if accessible. 

• Ensure flue or venting systems are clear and functioning properly. 

• Inspect gas lines for leaks and ensure safe operation. 

 

3. Quarterly Tasks (For Premium Plans) 

• Check and replace air filters as needed. 

• Conduct a quick inspection of all system components to ensure ongoing efficiency. 

• Inspect duct seals and insulation for energy efficiency. 

• Test carbon monoxide detectors and indoor air quality monitors.
